A large share of what Beaver Bath Co. does happens inside 55+ communities, mostly in Monroe Township and Manalapan. The bathroom work is the same. What differs is everything around it: association rules, gate access, quiet hours, and the fact that the bathrooms repeat from one unit to the next.

WHAT CHANGES IN A COMMUNITY

Four things we plan for before day one

Work hours and access rules

Most communities set start and stop times, and some route contractors through a gate or a management office. We ask before the first day rather than discovering it at 7:45 in the morning with a truck full of tools.

No dumpster in the driveway

Many associations prohibit them outright. It happens to be how we work anyway: the tub leaves in pieces on our truck the same day it comes out, so there is nothing to place and nothing to permit.

Shared walls and quiet hours

In attached and duplex units, demo noise carries. Demo is a single morning and it is the only genuinely loud part of the job. We can tell your neighbor which morning it is.

The bathrooms repeat

Within one community the floor plans are usually a handful of variations. Once we have done one of a model, we know that bathroom, which makes the price and the schedule more predictable than in a street of custom houses.

In a street of family houses, a conversion is usually about a dated bathroom. In a 55+ community it is almost always about the step. That changes what we recommend, not what it costs.

Every item on this list is standard at every tier, including the $7,500 acrylic build.

STANDARD ON EVERY CONVERSION

  • A low curb, or a two-inch threshold where the floor allows it
  • Solid blocking behind the walls so grab bars can move as needs change
  • A bench sized for a caregiver to stand alongside
  • The valve moved to the entry side, reachable without stepping into the spray
  • A hand shower on a slide bar, usable seated
  • Slip-rated floor tile rather than whatever matched the walls
